Seal-a-Leak™ Repair Kit

Seal-a-Leak™ is a liquid repair kit designed to provide an emergency or temporary waterproofing solution to damaged or punctured flat roof membranes.

Seal-a-Leak™ comprises a single component polyurethane based, moisture curing liquid resin. The resin is supplied in a 1 litre tub. It is packaged with a second tub containing an instruction sheet, a small amount of priming solution and a polyester reinforcement fabric which are used in conjunction with the liquid resin to form a fully adhered, monolithic membrane repair.

1. Dependant on environmental conditions. Values attained at 23 °C and 50% rel humidity. Times given are reduced with higher (and increased with lower) surrounding and work surface temperatures.

Surface Preparation

Ensure the substrate is sound, clean, dry and free of frost, dust and debris, and any material which would hinder adhesion.

Application Conditions

Apply only when atmospheric and substrate temperatures are greater than 5 °C. The surface of the substrate should be clean and dry and must be 3 °C above the dew point. If the surface is below or at dew point temperature then moisture can form at the surface and affect coating adhesion and curing.

For optimal ease of application, Seal-a-Leak™ should be above 12 °C.

Personal Protective Equipment (PPE) should be worn.

Application Method

Emergency Repair:

Where the flat roof membrane is visibly punctured and water is standing above the damaged area causing it to enter the building at a fast rate, simply pour a sufficient amount of the Seal-a-Leak™ liquid above the puncture and leave to cure.

The Seal-a-Leak™ liquid will immediately track into the split or hole to plug the puncture, stopping further water from entering the building.

Any remaining Seal-a-Leak™ liquid can be kept for future use following replacement of the container lid. coating cures to a form dry, transparent film finish. Depending upon atmospheric conditions, curing time can be 20 minutes (at 20 °C / 50 % RH).

This type of emergency repair should always be followed up with a further complete repair (see below) when weather conditions permit.

Complete Repair:

Where the roof membrane is visibly punctured or damaged and the surface is sufficiently dry to receive a standard repair, the following procedure should be adopted to provide a fully waterproof patch that can last up to 12 months.

1. Surfaces must be free of dust, loosely adhering particles, oil, grease, algae, mildew and fungal growth. Sealaleak-Repair-Kit-Step-1
2. Apply EP1 Primer™ to all surfaces using a brush and allow to dry to form a transparent film finish. Sealaleak-Repair-Kit-Step-2

3. Cut the polyester fabric to extend at least 75mm beyond the edge of the
area needing repair.

Thoroughly stir Seal-a-Leak™ liquid before use. When stirring, do not over agitate. Over agitating will add air into the product, causing bubbles.

If bubbles are present, allow product to sit approximately 5 minutes to allow air bubbles to disperse.

4. Apply a moderate base coat of Seal-a-Leak™ liquid onto the primed surface with a brush or roller. Sealaleak-Repair-Kit-Step-4
5. Embed the polyester fabric directly into the wet base coat of Seal-a-Leak™ using a brush, making sure to work out any bubbles or wrinkles in the fabric. Sealaleak-Repair-Kit-Step-5

6. Immediately follow with a generous top coat of Seal-a-Leak™ liquid to fully saturate the fabric and finish the application with the brush or roller.

Although the application is immediately rain resistant, curing of the liquid will take approximately 4 hours.
