Background

Marshall-Street-Baths-01Built in 1850, and then known as Westminster Public Baths, the building was upgraded in 1930. It was an exemplar of 1930s art deco architecture, with marble lined swimming pool and floors with a stunning barrel-vaulted ceiling. The Grade II listed building fell into disrepair and eventually had to close in 1997 due to safety concerns.

Now the £25million redevelopment by Marshall Street Regeneration Ltd incorporates a new leisure centre featuring gym, sauna, health suite, and dance and exercise studios; and adjacent to the centre will be 52 new homes, of which 15 will be affordable housing, a new cleansing depot and car park.

Challenge

Marshall-Street-Baths-02Being situated in the heart of the West-End of London, and arguably one of the busiest areas, the restricted nature of the site necessitated careful logistical planning of deliveries and close interface with the public during off loading and distribution.

As the building is Grade II listed, the main feature of which being the existing barrel vaulted reinforced concrete roof, the construction sequence required major input from McCormick Flat Roofing Ltd with other parties to enable the construction of works above the existing roof whilst carrying out finishing trades below.

This 1,000m² of barrelled roof on a 4,500m² roofing project was carried out with 80% of the roof almost vertical, making installation very difficult.

Solution

McCormick Flat Roofing Ltd chose Icopal's SureWeld TPO single-ply roofing membrane as the waterproofing system. The warm roof buildup incorporated Icopal Heat-activated vapour control layer and the SureWeld TPO was fully adhered to 140mm PIR insulation and McCormicks achieved a consistent flat finish to the single ply installation over the reinforced concrete roof. They also undertook to install roof lights and all builders work and finished on time and on budget.

The 16-month refurbishment of Marshall Street Baths was completed in July 2010, and is to be taken off English Heritage’s Buildings at Risk register and is now re-open to the public
