Background

ICS1034-Watford-Colosseum-Hertfordshire_380x265The Grade II listed art-deco building which was built in 1938 has recently completed a £5.5 million refurbishment including a new entrance and foyer and cafe area.

The roof had been leaking badly for years and numerous repairs had been carried out. In fact, the leaks were at times so severe that 'wheelie' bins had been used to catch the water. The metal roof itself formed a mansard type roof to the steep sided slated roofs.

Challenge

As part of the refurbishment works, a new copper roof to match the existing was originally specified, however due to heavy budget restraints the main contractor asked McCormick Flat Roofing Ltd to come up with a more cost effective alternative solution, whilst giving the same high level of waterproof integrity. The main contractor also did not want to go to the trouble or cost of erecting a temporary roof.

McCormick Flat Roofing therefore proposed the following;
To fully prepare the existing copper roof to bring it to a sound and stable condition. The existing copper roof had been completely covered in bituminous paint and subsequently overcoated with solar-reflective paint. This was all stabilised and removed where it had been delaminated.

Solution

This was then coated in Elastoflex Primer, with bond tests carried out to ensure adhesion. This was then followed by the Elastoflex liquid waterproofing system, comprising a base layer, reinforcing fleece and top coat, all laid wet-on-wet to ensure full adhesion of the waterproofing layers, and as it is fluid applied, the system is seamless and thus removes the risk of lap failure. The system was carried over the ridge tile of the traditional slate finished side roofs to ensure that new roof was completely weather-tight. The 1000m² roof is now complete and leak-free
